About the job
Do you have construction site experience and want to be on the client’s side?
About the job Rudersdal Properties is looking for a project manager with experience from the contracting industry to carry out smaller and medium-sized construction and renovation projects on the municipality's properties.
Do you have experience as an contract manager, site manager or project manager with a contractor or consultant, and are you eager to try your hand at the client role? Then we have an exciting opportunity for you.
You will become part of the Building Team, which is responsible for planning, development and execution of the municipality's building and renovation projects.
Who are we looking for? We are looking for a project manager with experience from the contracting industry, who is motivated by being close to the construction site and taking responsibility for projects in the execution phase.
You may have a background as a contract manager, site manager or project manager with a contractor or consultant and now want to try your hand at the client role. Here you will have the opportunity to use your practical construction experience to manage projects, make decisions and achieve good results for the municipality’s many buildings and users.
We are looking for a profile that thrives in the tension between planning and execution, and who can translate needs and decisions into concrete solutions. You are used to taking responsibility, driving progress and ensuring high quality in collaboration with contractors, consultants and users.
Your tasks As a project manager you will be responsible for your own projects from early clarification to handover and commissioning. The projects are wide-ranging and include, among others, renovations, conversions, maintenance projects, regulatory requirements, user adaptations and smaller new-builds. Depending on the scope and complexity of the project, you will also be part of project teams and collaborate closely with colleagues on planning and execution.
A large part of your daily work will take place on properties and construction sites, where you will monitor projects closely and ensure progress in execution.
Your primary tasks will be
- Project management of smaller and medium-sized construction and renovation projects
- Assuming the client role throughout the project lifecycle
- Close follow-up on construction sites with focus on quality, economy and schedule
- Coordination and management of contractors, consultants and other partners
- Preparation of project basis, tendering and contracting
- Holding construction meetings and follow-up on agreements and decisions
- Dialogue with users, service staff and institutions before, during and after the projects
- Handling urgent construction and maintenance tasks
- Contributing to long-term planning of maintenance and investments in the municipality’s buildings
Depending on your competencies and interests there will also be opportunities to work with development areas such as sustainability, energy optimization, digitalization and building data.
The Property Department works with quality management and high professional standards. We emphasize knowledge sharing, collaboration and shared responsibility for task completion.
Your profile You have a construction-technical education as a building constructor, engineer or equivalent relevant background.
We especially value that you have experience from the contracting industry, executing construction or construction management. You know the daily life on a construction site, understand the challenges and opportunities that arise during execution, and are used to creating progress through close dialogue with tradespeople, foremen, contract managers and consultants.
In addition, we expect that you
- Have experience with project management of construction and renovation projects
- Can create progress and make decisions in a busy workday
- Are visible and relationship-building on the construction site
- Have good collaboration and coordination skills
- Work in a structured way and follow your projects through to completion
- Have an understanding of economics, budgets and contract management
- Communicate clearly and professionally with both tradespeople, consultants, users and management
You must be prepared to work in a politically led organization where priorities and framework conditions can continually change.
Why choose us With us you will have a versatile and meaningful job where you can see the results of your work in the municipality’s schools, day-care centers, nursing centers, sports facilities and administration buildings.
You will become part of a department with high professionalism and a strong, collegial community where we help each other and work across professional boundaries. At the same time you get a lot of freedom with responsibility and the opportunity to shape both projects and tasks.
In Rudersdal Municipality we place a high value on employee well-being, work environment, quality and competence development.
About Properties You will become part of the Property Department in Properties and Grounds and report to the team leader of Team Construction.
The Property Department employs about 35 staff and is responsible for a property portfolio of around 400 buildings with a total area of about 300,000 m². The portfolio ranges from listed and preservation-worthy properties to modern, DGNB-certified buildings.
The department works with new construction, maintenance, energy optimization, property operation, leasing and strategic development of the municipality’s buildings. The staff represent a wide range of disciplines, including architects, building constructors, engineers, administrators and lawyers.
Team Construction is responsible for planning, development and execution of the municipality's building and renovation projects. We work closely across disciplines and solve tasks across the entire property portfolio, from strategic development projects and space planning to renovation and construction projects.
You will be employed in Properties and Grounds with work at the Town Hall in Holte, close to Holte Station.
