About the job

On behalf of Færchfonden, Career | a JKS company is seeking a Project Director to lead the transformation of the former Sengetårnet in Holstebro.

Sengetårnet is a striking building on the Sygehusgrunden site – the former hospital area, which is being developed into a new district. The overall development is managed by the Area Development Company Sygehusgrunden P/S, where Færchfonden owns 45 %. The other owners are the Municipality of Holstebro and Aksel Nørgaards Fond.

The development of Sygehusgrunden has been underway for several years, and the area is already undergoing significant change. A common direction has been created and strong collaborations around the project have been established.

Færchfonden now faces the next important phase, where Sengetårnet shall be developed and transformed for new purposes. As Project Director you will therefore join an established development, but at a point where there are still major decisions to be made about the building's future.

You will become Færchfonden's central representative and will have the opportunity to shape Sengetårnet through the upcoming development, design, and execution phases. The project's complexity and high ambitions for architecture, sustainability and urban development require strong professional expertise, long-term decision-making, and sound financial management.

You will have a broad and independent mandate with direct reporting to Færchfonden's Chief Executive Officer.

Overall client responsibility from master plan to realization

You will be responsible for ensuring that the transformation of Sengetårnet is developed and implemented in accordance with Færchfonden's financial framework, quality requirements and long-term interests.

The task requires you to translate visions and professional ambitions into concrete, well-documented and feasible solutions. You must create direction and momentum across advisers, authorities, investors and other stakeholders while ensuring a strong decision-making basis for the CEO and the board.

You will also be responsible for other projects on Sygehusgrunden and may, as needed, contribute to the development of the foundation's other real estate portfolio.

Your key areas of responsibility will be to

  • Take on the client responsibility from master plan and project development to authority approval, execution and commissioning
  • Select and enter into agreements with architects, engineers, contractors and other external collaborators, and lead and coordinate their efforts
  • Prepare and follow up on budgets, timelines and risks, and ensure continuous financial reporting
  • Handle the authorities' dialogue and ensure management of zoning considerations, fire requirements, quality and necessary approvals
  • Report to the CEO and the board and collaborate with the Area Development Company and other key stakeholders

Solid construction-technical background and proven transformation experience

You have a relevant construction-technical education, such as engineer, architect or building constructor, and substantial experience in leading larger transformation and renovation projects.

Experience with existing and technically complex buildings is essential. You understand how the building's possibilities and limitations must be reconciled with new functions, regulatory requirements, architecture, sustainability and financial realism.

Your background can be from the client side, a property developer, a consultancy firm or a larger contractor – preferably with experience from several sides of construction.

We place particular emphasis on the fact that you

  • Have proven experience with larger transformation or renovation projects
  • Have led projects from early analyses and development decisions to design, execution and commissioning
  • Have strong financial and commercial understanding and work safely with budgets, contracts and risks
  • Can act professionally toward the board, authorities, investors, advisers and other stakeholders
  • Can translate high architectural and sustainable ambitions into realistic and feasible solutions

You have gravitas and create common direction

As a person, you are calm, credible and clear. You can stand firm for the foundation's interests while building trustful relationships with people with different professional, economic and political perspectives.

You create overview, follow decisions through to the end and have the patience and organizational understanding that complex projects require. Your communication is precise, and you can adapt your message to the board, partners, advisers and authorities.

At the same time, you thrive in a smaller organization where you take on the role of the experienced professional capacity and contribute naturally to daily sparring and joint work.

Close to decisions in a foundation with a long-term perspective

You will become part of Færchfonden's organization in Holstebro and will have a close collaboration with the CEO and the board.

Færchfonden works long-term and with respect for both the projects' finances, architectural quality and significance for the local area. You will therefore have the opportunity to actively bring in your experience and professional judgment in the decisions that shape the project's continued development.

The everyday life is characterized by close dialogue, short decision paths and an expectation that everyone contributes to the overall task.

The position is based in Holstebro, and salary and terms of employment are agreed upon based on qualifications.
