Head of the Property Service Department

We are establishing a new department for property services. Do you want to lead the development of the municipality's property operations – and can you establish the new department so that we, together with our users, support daily operations at schools, nursing homes, sports halls, preschools and cultural centers?

New Department for Property Services Rudersdal Municipality owns a significant building stock with schools, kindergartens, sports facilities, cultural institutions, nursing homes and administrative buildings.

From January 1, 2027, property management for all properties will be consolidated into one department. This is both to ensure a robust and reliable service organization and to continuously optimize operations across the municipal offerings. We are looking for an engaged and development‑oriented manager who can lead the translation of the vision of unified operations into reality. We have just received approval for a new property strategy that sets the direction for the new organization and our tasks. You can read the strategy HERE.

The operations area consists of just under 100 employees with a newly established team‑lead structure. We have had a good and inclusive process throughout the organization to ensure that employees have ownership of the process before the transition to the new department. Therefore we have chosen a model where the employees’ local presence continues, and where we both support the purely building‑related operations and the daily service aimed at users. This requires us to keep focus on delivering relevant service while also looking at optimization opportunities.

As head of Property Services you will, together with your team leaders, play a central role in implementing the new organization in close dialogue with our many users and professional areas.

About the position You will join the management team in Properties and Premises, which in addition to Property Services consists of Rudersdal Properties, Park and Road and our cross‑functional unit Strategy and Coherence. Rudersdal Properties handles maintenance and renovation tasks, new construction, purchase and sale and administration of our many contracts. In addition, they are responsible for the technical installations including service agreements, supply of electricity, water and heat, as well as cleaning.

Park and Road is responsible for the operation of our outdoor areas, including the management of exterior spaces around the properties, while Strategy and Coherence supports us across the organization.

You will be part of a strong management community focused on quality, collaboration and development.

You will be responsible for the daily leadership of property operations and services and become a key player in the work to:

• Ensure efficient service and operation of the municipality’s properties
• Create high quality in supporting users’ needs
• Develop processes, workflows and cross‑organisational collaboration
• Contribute to energy optimization and the municipality’s climate and sustainability initiatives
• Prioritize resources and investments based on data and professional judgments
• Ensure a professional dialogue with institutions, managers, politicians and external partners

You will have personnel responsibility for 4–5 team leaders, who have direct personnel leadership of the department’s employees with various professional backgrounds within operations, service and technology, including swimming pool operations.

• Actively contribute to the municipality’s cross‑functional management collaboration

We expect that you

• Have experience managing operations, service or property organizations
• Have insight into property management, facility management, construction or related areas
• Have understanding of financial management, budgets and political decision‑making processes
• Are a clear and present leader who can inspire followers

Experience from a politically governed organization is an advantage, but not required.

Employment terms The position is full‑time and paid in accordance with the applicable collective agreement and the principles of Ny Løn (New Pay).
